55+ Communities in Tucson: SaddleBrooke, Quail Creek, Sun City and More (2026)

The short answer

The Tucson area’s best-known age-restricted communities include SaddleBrooke, SaddleBrooke Ranch, Quail Creek and Sun City Oro Valley. On September 22, 2026 they had between 30 and 113 homes on the market each, and over the previous twelve months their median sale prices ranged from $407,500 (Sun City Oro Valley) to $620,000 (SaddleBrooke Ranch), per the MLS of Southern Arizona. Age rules differ: SaddleBrooke TWO requires at least one resident 55 or older, while Sun City Oro Valley describes itself as a 45+ community.

Tucson draws a lot of retirees, and a good share of them look first at the region’s active-adult communities. The catch is that “55+” gets used loosely — by listing portals, by marketing, and sometimes for neighborhoods that simply have a lot of retired owners. This guide sticks to communities whose own association or builder says they are age-restricted, and pairs each with what the MLS shows for them right now.

The communities, and what the MLS shows for each

On-market counts and asking prices are as of September 22, 2026; sale prices cover the twelve months to that date. All figures are homes only, from the MLS of Southern Arizona.

SaddleBrooke

SaddleBrooke is the largest of the group on the MLS: 113 homes were listed under its subdivision name on September 22, asking $290,000 to $1,780,000, and 357 sold over the previous year at a median of $480,000. It is run as two associations. SaddleBrooke HOA #1 describes the community as “declared an age-restricted community” that must show “at least 80% of the homes occupied by people are 55 years of age or older”, and asks every household for a current HUD age form to prove it. SaddleBrooke TWO states that “at least one resident in each household must be 55 years of age or older.” SaddleBrooke sits just over the county line in Pinal County, which matters for your tax bill and county services.

SaddleBrooke Ranch

SaddleBrooke Ranch is a separate Robson Resort Communities development, which Robson lists among its 55+ active adult communities and describes as having a gated entry. Its homes carry an Oracle address on the MLS. It is the priciest community here (SaddleBrooke market report): 42 homes on the market at a median of $616,500 (from $419,900 to $1,599,000), and 117 sales over the year at a median of $620,000. Robson also lists The Preserve at SaddleBrooke as a 55+ community; the MLS does not file it under a name of its own, so it is not broken out here.

Quail Creek

Quail Creek is Robson’s 55+ community south of Tucson — Robson places it in Sahuarita “in the Green Valley area”, and almost all of its listings carry a Green Valley address. It had 89 homes on the market on September 22 at a median of $482,000, with dues around $276 a month, and 155 sales over the year at a median of $460,000. Robson describes it as gated.

Sun City Oro Valley

Sun City Oro Valley is the Del Webb community in Oro Valley’s Rancho Vistoso; the MLS files its homes under the name “Sun City Vistoso”. Its association describes it as a “45+ community” of 2,488 homes built by Del Webb — so it is age-restricted, but with a lower threshold than the others here. It was the most affordable of the four: 30 homes for sale at a median of $445,000 and 163 sales over the year at a median of $407,500.

In an age-restricted community, the HOA’s rules are part of what you are buying. Read them — occupancy, guests, rentals, dues — with the same care as the inspection report.

What “55+” means when you buy

The associations’ own wording shows the two things to check. The first is the age rule itself: SaddleBrooke TWO requires at least one resident 55 or older in every household, SaddleBrooke HOA #1 frames it as keeping at least 80% of occupied homes with a resident 55 or older, and Sun City Oro Valley sets its line at 45. The second is that the rule applies to who lives in the home, not who owns it — SaddleBrooke HOA #1 notes that its count “applies to the occupants of your home, not necessarily the deeded owners.” If you plan to have family live with you, or to rent the home out later, ask the association how its rules treat that before you write an offer.

  • Confirm the age rule in the association’s CC&Rs, not a listing description
  • Ask about rental restrictions if you may lease the home later
  • Budget the monthly HOA from the listing, and ask what it covers
  • Check which county the home is in — SaddleBrooke is in Pinal County, not Pima
  • Order the HOA disclosure documents early in escrow

Not on this list
