“Is it gated?” is one of the first filters buyers reach for, and in Tucson it narrows the field a lot less than people expect: gated homes exist in almost every part of town, from downtown condominiums to Dove Mountain. What changes from area to area is how many there are, what they cost, and what the homeowners association charges for the privilege. This guide answers those three questions with the live MLS feed rather than a brochure.
How many gated homes are for sale, area by area
The count below is every on-market listing in the MLS of Southern Arizona whose community features include “Gated” or “Gated Community”, as of September 22, 2026 — the same search that powers our gated-homes pages. The price and HOA columns cover homes only, so a gated lot for sale does not drag the median down.

The areas overlap the way the MLS geography does: Dove Mountain sits inside Marana, Stone Canyon inside Oro Valley, Sabino Canyon and Ventana Canyon inside the Catalina Foothills, and several subdivisions fall inside two areas at once — Vail and Rincon Valley share several, and Quail Creek falls inside both our Green Valley and Sahuarita areas. So the rows cannot be added up. Counted once each, the 20 areas held 914 distinct gated listings that day.
Where the gated homes actually are
The MLS records a subdivision name on almost every listing, which makes it possible to say which gated communities have homes on the market right now rather than which ones have a nice entry monument. These are the subdivisions with the most gated homes listed on September 22, with their asking-price range and the monthly HOA shown on those listings.
Dove Mountain and Marana
Much of Marana’s total is Dove Mountain, which had 104 gated listings of its own. Saguaro Reserve II at Dove Mountain had the most gated homes of any single subdivision in the region, 25, asking $429,900 to $887,990 with HOA dues of $63 to $68 a month. Dove Mountain Resort had 8, asking $1,850,000 to $3,475,000 with dues of $737 to $1,100 a month, and Los Saguaros at Dove Mountain had 7 at $615,000 to $1,475,000 ($101 to $123 a month). Outside Dove Mountain, Heritage Highlands had 17 gated homes at $330,000 to $650,000 with dues of $281 to $291, plus 8 more filed as Heritage Highlands at Redhawk.
Oro Valley and Stone Canyon
Oro Valley’s gated median of $929,000 is the second highest in the table because of Stone Canyon, whose 24 gated homes on the market asked $1,195,000 to $8,100,000, at a median of $2,822,500 and a median HOA of $310 a month. Stone Canyon I alone had 10 of them. Elsewhere in Oro Valley, Vistoso Village had 6 gated homes at $335,000 to $439,000, with dues of about $525 a month.
Catalina Foothills, Sabino Canyon and Ventana Canyon
In the Foothills a large share of the gated inventory is condominiums, which is why the area’s median sits at $609,950 despite asking prices that reach $12.95 million. Placita Escondida had 11 gated condos at $190,000 to $415,000 ($236 to $274 a month) and Veranda at Ventana Condominiums 7 at $190,000 to $299,900 ($349 to $380). Among single-family communities, Miramonte at the River had 7 homes at $415,000 to $600,000 ($150 to $155 a month) and Sabino Mountain 6 at $539,000 to $1,700,000 (about $167 a month).
Green Valley, Sahuarita and SaddleBrooke
South of Tucson the gated inventory is dominated by retirement communities (our 55+ communities guide covers them one by one). Quail Creek, which Robson Resort Communities describes as having a gated entry, had homes listed across several units — Quail Creek II (1-77) alone had 8 asking $399,000 to $898,000, with dues around $275 a month. In Sahuarita, Madera Highlands Village 4A had 12 gated homes at $465,790 to $548,640 (about $107 a month). North of the city, SaddleBrooke Ranch — also described by Robson as gated — had 38 of the 41 gated homes in the SaddleBrooke area, asking $419,900 to $1,599,000 with dues of $276 to $518 a month.
Vail, Rincon Valley and Tanque Verde
On the southeast side, Del Webb at Rancho Del Lago Phase II had 11 gated homes at $307,500 to $500,000 with $259 monthly dues, and Coyote Creek had 8 homes at $849,900 to $1,375,000 with dues of about $100. Tanque Verde had only 19 gated homes, but at a median of $1,000,000, spread across small subdivisions such as Sabino Hills (3 homes, $545,000 to $679,000) and Redington Ranch (2, $1,000,000 to $2,350,000).
A gate is a feature, not a neighborhood. The same word covers a 25-home phase of new construction, a condo tower downtown and a handful of custom estates in Tanque Verde — so pick the area first, then decide whether the gate is worth its dues.
What a gate costs you
The monthly HOA is the recurring price of a gated community, and it varies far more with what else the association runs than with the gate itself. In this data the lowest median dues were in Dove Mountain ($69 a month) and Corona de Tucson ($86); the highest were in Ventana Canyon ($367) and Downtown Tucson ($350), where the gated inventory is mostly condominiums whose dues typically cover shared building costs. Individual communities can sit well outside their area’s median: the Dove Mountain Resort homes above carry $737 to $1,100 a month.
- Read the HOA line on each listing — the MLS figure is monthly, and it is the number to budget
- Ask what the dues include: a condo’s dues may cover the building, water or insurance; a single-family HOA’s usually do not
- Ask how the gate works — staffed, keyed, or remote-only — since the MLS tag does not say
- Check for a second, master HOA: some gated phases sit inside a larger association with its own dues
- Order the HOA’s resale documents early in escrow so you see the budget, reserves and rules before your inspection period ends
Why a gated community might not show up in a gated search
The “gated” tag is entered by each listing agent, so a community can be gated while some of its listings are not marked that way. SaddleBrooke is the clearest example in this data: 113 homes were listed under the original “Saddlebrooke” subdivision name on September 22, but only one of them carried the gated tag. If you want a specific community, search it by name as well as by the gated filter — or ask us, and we will pull every listing in it.
