Moving to Tucson from California: Home Prices, Taxes and What Changes (2026)

The short answer

California’s statewide median price for an existing single-family home was $901,420 in August 2026 (C.A.R.), while twelve-month median sale prices in the Tucson area ran from $300,000 in Green Valley to $660,000 in the Catalina Foothills in most areas we track (MLSSAZ, to September 22, 2026). Arizona taxes income at a flat 2.5%; California’s 2025 rates run from 1% to 12.3%, with single filers paying 9.3% on taxable income between $72,724 and $371,479. Neither state taxes Social Security benefits.

Home prices

C.A.R. reported a statewide median price of $901,420 for existing single-family homes sold in California in August 2026, at a median of $428 per square foot. Its county medians that month included $549,000 in Sacramento, $946,950 in Los Angeles, $1,090,000 in San Diego, $1,452,500 in Orange County, $1,875,000 in San Francisco and $1,900,000 in Santa Clara.

In the Tucson area, over the twelve months to September 22, 2026, the median sale price was below Sacramento’s in every one of the 20 areas we track except Tanque Verde, the Catalina Foothills, Dove Mountain, Sam Hughes and Stone Canyon. A selection:

The two sources measure different things — C.A.R.’s is one month of single-family resales, ours is twelve months of every residential sale, condos included — so read the comparison as a scale, not a precise ratio. Per square foot is the fairer yardstick: California’s statewide $428 is above the median in every Tucson-area market we track except Stone Canyon ($522).

State income tax

Arizona taxes individual income at a flat 2.5% for all income levels and filing statuses, for tax year 2023 and beyond, according to the Arizona Department of Revenue. California’s 2025 tax rate schedules run from 1% to 12.3% across nine brackets. A single filer pays 9.3% on taxable income between $72,724 and $371,479, and 12.3% above $742,953; for married couples filing jointly the 9.3% bracket runs from $145,448 to $742,958.

  • Arizona: 2.5% flat, every bracket (Arizona Department of Revenue)
  • California, single filer, 2025: 1% up to $11,079, rising through 2%, 4%, 6% and 8% to 9.3% from $72,724, then 10.3% from $371,479, 11.3% from $445,771 and 12.3% from $742,953 (Franchise Tax Board)
  • Social Security: excluded from taxable income in both states — Arizona subtracts it (ADOR Publication 10) and California tells filers to subtract it on Schedule CA (FTB)

That last line matters for retirees, because it is often misread: moving from California to Arizona does not change how Social Security benefits are taxed at the state level, since neither state taxes them. What changes is the rate on everything else — wages, pensions, investment income — which is where the flat 2.5% makes its difference. Your own numbers depend on your income mix and your move date, so run them with a tax professional.

Property tax works differently

Arizona does not tax a home on its sale price. It taxes the Limited Property Value, which the Arizona Department of Revenue explains can rise no more than 5% a year and never above the county’s full cash value. In practice that produced a median annual bill of $2,123 to $5,116 on single-family homes that sold over the past year in most Tucson-area markets — about $430 to $920 per $100,000 of sale price, per the MLS.
